Peter Geltman, CEO / President
Peter is the 3rd generation of his family to be involved in multifamily real estate. His grandmother Esther Rose’s family began building apartments in Manhattan. The next generation built a business acquiring stable, primarily garden apartment properties in New Jersey, Pennsylvania, Texas, Florida and Arizona. Peter began his career on that platform, where he grew to become the head asset manager of a 30 property, 8,000 unit portfolio.
He subsequently relocated to San Antonio where he and his wife established Full Life Community Management, providing asset and property management services to the 6 property portfolio they would acquire, along with some family members. They also oversaw the rehabilitation and/or upgrade of more than 2,000 units in San Antonio and Houston, including those in their portfolio. More recently the company has re-branded itself as ‘Primebridge Properties’ to better reflect the broad range of available commercial real estate expertise.
The Company has worked through a couple of real estate cycles, and incorporates the lessons learned into their investment and management strategies. Peter is experienced in the acquisition and disposition process and has been a Key Principal in approximately $250 million of conventional, conduit, HUD and bond financing transactions.
Geltman has served two terms on the Board of Directors of the San Antonio Apartment Association and is active with a couple of non-profit organizations.
Sarah Attwood Geltman, COO / Executive Vice President
Sarah Attwood Geltman has over thirty years of property management experience, much of it gained in the field where she has developed a comprehensive practical knowledge of property operations. A long term holder of the Certified Apartment Manager designation, she has excelled at multi-site property administration.
A gifted organizer, Sarah oversees training of Primebridge team members and monitoring of day to day operations. She also brings her fine aesthetic sense to the selection of property color schemes and coordination of property style and decor.
Randy Geltman, Accountant
Randy has over 20 years experience in overseeing the bookkeeping of the assets under management and compilation of financial reporting including bond and FHA formats. He is the point man with online collections and interacts regularly with on site personnel to clarify collection issues. He also runs the payables department and monitors expenditures for budgetary performance. He generates most of the Company’s compliance and regulatory reports and works closely with the Company accountant in preparation of lender and investor/partner reports and returns.
Joshua Geltman, Director of Property Management
Josh joined the firm as a leasing agent where his interpersonal and sales skills generated high closing rates and occupancies. His entrepreneurial instincts drive a knack for maximizing rent rates and minimizing vacancy loss. His savvy and cost effective marketing skills and focus on the bottom line make the competition his imitators. A member of generation ‘Y’, he is in touch with and ahead of this market’s tastes and trends.
