Budgeting and Performance
Operating history is the prologue for the comprehensive review and analysis that is undertaken to prepare the budget which will measure Primebridge Properties’ achievement of operational benchmarks and attainment of the Owner’s goals. From this, much of our compensation will be determined. Mere collection of revenue should not assure profitability for the Management Company if the property owner’s goals are not being met. A large part of our fee is tied to meeting those goals. This relationship is not a one way street.
Operational Oversight
Knowing what has market value and appeal on the one hand, and how to impact operational costs on the other, allows for efficient and productive deployment of capital resources.
We serve the investor whose goals permeate everything we do. We accommodate our residents whose reasonable satisfaction allows us to meet our obligations to the investor. Both require effective use of personnel administering the numerous policies and procedures which constitute the Property Management program.
Texas is a highly competitive marketplace made more difficult still by larger economic currents which require a nimbleness that large organizations are often at a disadvantage to deliver. But a smaller company, staffed with diligent and experienced performers, can be more responsive to changing conditions and adapt to keep the asset on course when it otherwise may have drifted before those changed conditions were noted, reported and appropriate adjustments ordered and implemented. We will not profit by merely maintaining an unsatisfactory status quo.
Marketing
The Primebridge Team utilizes a wide array of social media to “get the word out” about properties we manage. Not only does the team have a knack for identifying a property’s special characteristics, it also has the ability to promote those features on the in house developed property website and other electronic venues. Our effective programs minimize or eliminate altogether the need for rental concessions to minimize vacancy loss thereby maximizing rental collections while supporting the driver of value which is increases in rental rates.
Staffing and Training
We have seasoned and professional team members. We train our people to understand all aspects of the apartment business from budgets to customer relations. We are active members of the San Antonio Apartment Association and use their many seminars for continuing education of our team.
Property Sponsored Activities
We believe in giving back to our residents & community. We sponsor Senior & Kid Activity programs that help keep our residents engaged and improve our renewal rate.
