In the late 1980’s, in the midst of a very down market, an out of state lender asked Geltman to help out on a 200+ unit San Antonio apartment complex where the mortgagee had literally lost control of his property. Discovering a very chaotic situation, Geltman investigated and documented the physical deterioration and poor occupancy. He put together a rehabilitation plan and budget and then commenced restoring and stabilizing the property. As a function of the results generated on this project he won an assignment in Houston where his firm was contracted to renovate and lease up three multifamily properties in diverse locations. Each assignment was successfully completed.
In 1990, Geltman, with his wife Sarah, established Full Life Community Management. The name, while acknowledging their own large family, reflected their recognition that creating and fostering a sense of community for the residents on the properties they managed would not only make the experience of living at a Full Life Community better, but would also be beneficial for resident retention – hence good for business. Thus was the Full Life resident program established which included an after school and summer program for children and social activities for seniors. This was before this type of programming became fashionable.
In San Antonio they restored and leased up a four property portfolio and then took on a large scale rehabilitation which included reframing several of the buildings and even reconfiguring the floor plan of the largest building on the site. Lease up and stabilization were also accomplished. In the process they became familiar with an array of financing platforms and their particular reporting requirements including tax exempt bonds, FHA, agency, bank and conduit.
In 2009 they changed the name of the firm to Primebridge Properties to better reflect the full range of asset and property services the firm provides. The firm’s principals have gained valuable insights and experience while navigating the last two real estate cycles during which time they have forged the tools and sharpened the skills needed for effective asset and property management. Primebridge Properties’ mission is to bridge the property performance gap by bringing the operation of the property assets in its portfolio to the next level – be it a performing property that needs to perform better, or a distressed asset needing to be turned around. The firm is adept at meeting these challenges.
